Shea Properties announced today the completion of Shea Business Center, a 500,000-square-foot Class A industrial park located on the former ITT site on Dyer Road in Santa Ana. The project began construction in August 2018 and was completed on June 1, 2020.
Shea Business Center consists of nine buildings that feature dock-high and ground level loading doors, ESFR sprinklers, concrete foundation throughout, gas service to all buildings, potential private yards, ample power and 28’ to 30’ clear heights.
The first lease executed at Shea Business Center is for 72,000 square feet with Anduril, a defense technology startup pioneering artificial intelligence platforms to protect troops, fight wildfires, perform search and rescue missions and more.
“We’re excited to bring Orange County access to much-needed industrial space with the completion of Shea Business Center,” said Jon Marchiorlatti, Vice President of Industrial Acquisitions & Development for Shea Properties. “The central location makes it perfect for existing or established businesses looking for a home here in Southern California–or for anyone looking for a last-mile distribution solution.”
Shea Business Center is situated on East Dyer Road and Alton Avenue just off the 55 Freeway with immediate access to Interstate 5 and close proximty to the Interstate 405 and John Wayne Airport. Located between Long Beach and Los Angeles to the north and San Diego to the south, the new center fills a much-needed gap for businesses looking for an Orange County presence.
John Griffin and Max Wang of Cushman and Wakefield handle the leasing for the project. Tucker Hughes of Hughes Marion represented Anduril.
