Santa Ana, California, August 2018 — Shea Properties announced today that they have started construction on a new, state-of-the-art industrial center located on the former ITT site on Dyer Road in Santa Ana. The recently acquired property will offer approximately 500,000-square-feet of Class A Industrial space and is anticipated to be available for occupancy in October 2019. The new Shea Business Center will provide much needed industrial space inside Orange County.
“We’re very excited about this project,” said Jon Marchiorlatti, Vice President of Industrial Acquisitions & Development for Shea Properties. “Large industrial centers are a scarcity here in Orange County, and the central location makes it perfect for businesses looking to establish themselves here in Southern California–or for anyone looking for a last-mile distribution solution.”
Demolition on the ITT site is underway now, while construction of the nine new buildings will begin later this year. The center was designed to accommodate up to six small tenants and up to three large tenants, with the flexibility to combine buildings for anyone with more significant space requirements.
The buildings will feature dock-high and ground-level loading doors, ESFR sprinklers, concrete truck courts, gas service to all buildings, potential private yards, ample power and 28’ to 30’ clear heights. The site will feature drought-tolerant landscaping, bicycle racks, enhanced outdoor patio areas, benches, and pathways, as well as power for electric vehicles.
Shea Business Center is situated on East Dyer Road and Alton Avenue just off the 55 Freeway with immediate access to Interstate 5. Located between Long Beach and Los Angeles to the north and San Diego to the south, the new center fills a much-needed gap for businesses looking for an Orange County presence.
